Policies
Rates
Our rates are based on single or double occupancy and vary by day of the week. Weekend rates apply to Friday, Saturday Sunday and Holidays and at times, single-night weekend/holiday stays are possible. Please inquire as to availability and room rate. A major credit card is required to secure your stay with us - you may pay with an alternate payment method at checkout. We accept cash and most major credit cards.
Your Check In - Check Out
Our check in time is from 3:00 pm until 8:00 pm. Please let us know if you plan to arrive after 8:00 pm so we can arrange to greet you. Our check out time is by 11:00 am.
Your Minimum Stay
Minimum stay requirements vary, but a two night minimum stay is occasionally required on weekends as well as on holidays, during special events and during our wedding and leaf-peeking season. Please feel free to call to inquire about specifics; single night weekend stays are sometimes available.
Your Deposit
A deposit equal to half of your stay plus the entire charge for add-ons will be charged if you are booking any add-ons or inn-room indulgences. These will be charged at the time of booking. As in the case of our packages, that is dependent upon the package and our partner's expectations within that package. The remainder of your charges will be billed at checkout. All telephone and e-mail reservations are guaranteed with a 50% deposit on a major credit card. At the time of confirmation, an e-mail will be sent and your balance will be due upon arrival.
Cancellations
Because of our size, cancellations affect us significantly. If you must cancel your reservation, a minimum of ten days notice is required for a refund of your deposit. For less than ten days notice, we will issue you a voucher for the deposit that was charged if the room can be rebooked which is good for 90 days. Regarding no-shows, if a guest does not arrive and honor their reservation, or contact us to cancel, they will be charged for the full amount of the stay on the credit card they applied to the reservation. No refunds are issued for no-shows.
Children
Our Victorian Bed and Breakfast is not appropriate for young children as many of our guests are looking for a quiet, adult-time getaway. We welcome well-behaved children over the age of twelve.
Pets
Animal lovers are welcome, but we cannot accept pets.
Smoking
We are a completely non-smoking inn and home. Smoking is allowed outdoors only. Ash buckets are available on our front veranda and on the porch of the English Rose Guest Room. Please be courteous to others and smoke away from the inn or open windows and please do not litter cigarette butts on the property. If evidence of smoking is found in your room, cleaning charges of $300 will billed to your credit card.
Our Breakfast
We serve a fixed 2 course farm-to-table breakfast every morning at 9:00 a.m. For our business travelers on Monday - Thursday, with advance notice, we can prepare breakfast as early as 7 a.m. if needed. We are happy to allow friends of a guest to join them at breakfast for an additional charge and only with advance notice. Please inquire regarding cost.
Our Rates
Our rates are the same for single or double occupancy. A 7% NJ Sales Tax plus 7% NJ Occupancy Tax is added to all room charges.
Our Home & Inn
This is our home as well as our inn and business and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles or for the loss of money or valuables of any kind left behind in your room.
Forgotten Items
Forgotten items left behind at the inn can be sent to you via mail at your request. The cost of shipping, plus a $10 handling and packaging fee, will be charged. In addition, we ask that you accept or deny insurance of the forgotten item in writing.
Full Inn Reservations
For all full-inn group reservations, a 50% deposit on the total is required to hold your date at the time you ask for the reservation date and it is not refundable. The balance of payment is due 60 days prior to arrival; reservation of the entire inn is contingent upon all of your group paying for their room within 60 days prior to arrival. If payment is not made within stated time frame, guest rooms not satisfied will be made available to others outside your party and no refunds will be given. Wedding bookings and full inn reservation deposits are not refundable.
Gift Cards
We no longer accept gift cards from BedandBreakfast.com. Regarding our acceptance of inn websites, inn-catalogs and general bed & breakfast related promotions, we reserve the right to not participate depending on the time of year they are presented. Please inquire. We will not honor any expired offers and will honor one gift card per stay. We cannot refund any gift cards once your reservation is made and if you must cancel your reservation using a Main Street Manor Gift Certificate, ten days notice is required. We do not give refunds on stays booked using any gift cards, but we do issue a voucher for the same amount to be used for a future stay at Main Street Manor B&B within 3 months if you must cancel your reservation. No refunds are issued for no-shows.
